How is my monthly mortgage payment calculated?

Your principal and interest payment uses the standard amortization formula M = P·r·(1+r)ⁿ / ((1+r)ⁿ − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12), and n is the number of monthly payments (years × 12). The calculator then adds monthly property tax, insurance, PMI and HOA fees for your full payment.

What is included in the monthly payment?

The total (PITI) includes Principal, Interest, property Taxes and Insurance, plus optional PMI and HOA dues. Principal and interest stay fixed on a fixed-rate loan; taxes, insurance and HOA can change over time.

When do I have to pay PMI?

Lenders usually require private mortgage insurance (PMI) when your down payment is under 20% of the home price. PMI typically costs 0.3%–1.5% of the loan per year and can be removed once you reach about 20% equity.

Is my financial data sent to a server?
